Just as importantly, this stage allows both client and builder to determine whether there is a strong mutual fit. If so, we move into a site visit to evaluate existing conditions, better understand the scope, and begin identifying the opportunities and complexities that may shape the work ahead.
Budget Alignment

Preconstruction Engagement

Once the project vision, preliminary scope, and investment range are aligned, we move into a formal preconstruction engagement. This secures your place in our schedule and establishes the working framework for the planning, coordination, and due diligence required before construction begins.
This phase is where ideas are translated into a more complete and buildable plan, one shaped by design intent, constructability, cost, schedule, and long-term performance.
Design Refinement & Selections
As the project develops, we refine the details that will define the finished result. This may include elevations, finish palettes, fixtures, appliances, and other key selections that influence both aesthetics and cost.
Our role is to help ensure that selections are cohesive, appropriate to the home, and aligned with the project’s overall goals. Every decision should support not only the visual outcome, but also the quality, durability, and integrity of the work.
Existing Conditions Review
In renovation work, a thorough understanding of existing conditions is essential. For older homes, that may include evaluation or testing for materials such as lead-based paint or asbestos that require specialized procedures and regulatory compliance.

Permitting Coordination

Final Pricing Development
With the design and scope more fully defined, we prepare detailed project pricing informed by real selections, project specifics, and trade partner input.
We believe this level of pricing should be both thorough and transparent. At the same time, we encourage prudent contingency planning, particularly in remodels, where concealed conditions or scope evolution can create legitimate changes during construction.
Construction Agreement
Once the project is fully aligned, we enter into the construction agreement that defines the path forward. This agreement confirms the scope, pricing structure, and process expectations that will guide the work ahead.

Phase 3: Construction & Completion
A well-run build should feel organized, transparent, and expertly managed from start to finish.
Construction Scheduling
With the project approved and preconstruction complete, we establish a start date and coordinate the construction schedule in alignment with project scope, lead times, trade availability, and site conditions.
This work happens well before active construction begins. Careful scheduling allows the project to move forward with greater efficiency, fewer avoidable disruptions, and a clearer experience for everyone involved.
Project Kickoff
Before construction begins, we conduct a formal kickoff to align the project team, confirm logistics, and prepare the site and schedule for execution. This includes reviewing access, site protection, communication protocols, procurement status, and any project-specific considerations that should be addressed before work is underway.
A clearly defined team structure is a critical part of a well-managed project. Clients should know who is leading the work, how decisions will be communicated, and how the project will be managed day-to-day.
Weekly Communication
During construction, we keep clients informed through regular communication and scheduled progress check-ins. These conversations may cover completed work, upcoming activities, open decisions, schedule updates, and any issues requiring discussion.
Behind the scenes, our team is continuously monitoring project progress, site conditions, and cost alignment so that the build remains well managed and responsive as work advances.
Inspection Management
As construction progresses, we coordinate required inspections and manage the process needed to move the project through each stage of approval. Depending on scope, this may involve local jurisdictional inspections, specialty trade inspections, or other third-party review requirements.
We view inspections as an integral part of a properly managed project and handle them with the same attention given to the rest of the build.
Change Orders
Construction projects occasionally require change orders, whether due to concealed conditions, scope evolution, or client-directed revisions. When this occurs, we communicate promptly and document the proposed change clearly before proceeding.
Our objective is to ensure that any change to the original agreement is understood in terms of scope, cost, and timing, so that decisions remain informed and the project stays professionally managed.
Final Walkthrough
As the project approaches completion, we conduct a thorough internal review of the work and complete final corrections, adjustments, and punch list items in preparation for walkthrough.
Once the project is ready, we schedule a final walkthrough with you to review the completed space together and confirm that the work has been delivered in accordance with the agreed scope and standard of finish.
Completion & Warranty
At project completion, we formalize closeout and provide the documentation associated with handoff, including warranty information and any final project materials relevant to the work performed.
We believe follow-through is part of craftsmanship. Our responsibility does not end the day the project is completed, and we remain available to address legitimate warranty matters and support our clients after the work is done.
